Before you tour a single home, know your budget. A pre-approval reviews your income, credit, and assets and tells you — and sellers — exactly what you can borrow. It makes your offer real. We can usually issue one within 24 hours.

Build your team

You’ll want a lender who explains things plainly and a real estate agent who knows your target neighborhoods. We work hand-in-hand with your agent — or introduce you to one of our trusted partners.

Shop with clarity

With your pre-approval in hand, tour homes inside your comfortable range — not just your maximum. Factor in taxes, insurance, and a cushion for the unexpected.

Make an offer & lock your rate

When you find the one, we move fast. We’ll help structure a competitive offer and discuss when to lock your interest rate to protect your payment.

Underwriting & appraisal

The lender verifies everything and orders an appraisal to confirm the home’s value. We handle the heavy lifting and keep you posted at every milestone.

Close & get your keys

You’ll review and sign final documents, bring your down payment and closing costs, and — the best part — collect your keys. Welcome home.

What It Costs

The money, demystified.

Down payment

As low as 3% (Conventional) or 3.5% (FHA). VA and USDA can be $0 down for those who qualify.

Closing costs

Typically 2–5% of the price — lender, title, and prepaid items. Sellers can sometimes contribute.

Earnest money

A good-faith deposit (often 1%) that applies toward your down payment at closing.

Reserves

A few months of payments in savings gives underwriters — and you — peace of mind.
